Intelligent international marketing has helped ensure that Koh Samui enjoys a strong position on the international property market. An influx of foreign residents, tourists and retirees means the island is now one of the fastest growing property markets in Thailand. Even when the world faced a global credit crunch, the island continued to attract luxury villa clients from countries as diverse as the USA, China and several countries in Eastern Europe. Although the prices for luxury properties on Samui have not fallen, they still seem reasonable when compared with similar international destinations and particularly so when compared to western property prices. What's more, several Asia-based property professionals have predicted 10-15% growth in property prices in Thailand, year on year, particularly when it comes to luxury properties. High end buyers have definitely influenced sales by establishing the island as one of the most attractive destinations for luxury villas and homes in the region.
When it comes to preferred locations for luxury clients, respected real-estate agents such as Samui Villas and Homes have seen a geographical shift away from the more heavily tourist areas like Chaweng. High end buyers increasingly choose locations either in the far north or extreme south of Samui, where the views are less interrupted, the noise less intrusive and the surroundings still un-spoilt.
Factors affecting the price at the top end of the property market include the number of bedrooms, access to the beach and unobstructed sea views. Luxury properties sell for as little as 20 to 30 million baht. rising to more that 100 million for the most exclusive, opulent properties.
